How Much Does a New Roof Cost in Utah County?

A 2,200 sq ft architectural asphalt roof costs $10,450 to $12,835 installed, by our cost calculator. That covers tear-off, underlayment, flashing, ventilation and disposal. Metal, tile and slate cost more. Your exact price comes from a free on-site inspection.

2,200 sq ft is roof area, not floor area. A calculator cannot see your deck, your flashing or your ventilation, so treat these numbers as a budget range, not a quote.

What drives the price

Roof size

Roofs are priced by the square foot of roof area. A bigger roof costs more, in a straight line. Dormers, valleys and a lot of separate roof planes add labor on top of that.

Pitch

A steep roof needs staging and takes longer to work safely. Our calculator adds 16% for a steep pitch, so the same 2,200 sq ft asphalt roof becomes $12,122 to $14,889. A low, walkable roof comes in 6% under standard.

Material

This is the biggest swing. Slate runs 3.7 times the architectural asphalt rate per square foot. The table below has every material in our calculator.

Tear-off layers

One layer of old shingles is included. A second layer adds $0.85 per sq ft, which takes the 2,200 sq ft asphalt roof to $12,170 to $14,948. Three or more adds $1.70 per sq ft.

Decking

We strip the roof to the deck so we can see what we are building on. Rotten sheathing gets replaced before anything goes over it. Nobody can price that until the old roof is off. If we find it, we show you a photograph and you decide.

Permits

Your city may require a building permit for a re-roof, and fees vary by city. Ask whether the permit is in the estimate before you sign one.

Standing seam metal$12.50$25,300 – $31,075
Concrete or clay tile$14.50$29,348 – $36,047
Slate or synthetic slate$19.00$38,456 – $47,234

Standard pitch, one layer removed. Range is the calculator's: rate × area, from 92% to 113%.

Asphalt ($10,450 – $12,835) is what most Utah homes have. Installed properly over a well-ventilated attic, it is typically good for 20–30 years here. More on asphalt shingles.

Metal costs more up front: $21,859 – $26,849 for stone-coated steel and $25,300 – $31,075 for standing seam. It handles Utah snow load and sheds it cleanly, and a properly detailed standing seam roof will outlast several asphalt roofs. More on metal roofing.

Flat membrane such as TPO ($16,597 – $20,385) is for low-slope and flat roofs. Flat roofs fail at the details: parapets, drains, penetrations and seams. That is where the work is. More on flat roofing.

Repair or replace?

Often you do not need a whole new roof. If the field of the roof is sound and the problem is flashing, a valley or ventilation, a repair is the honest answer, and it costs a fraction as much.

Age matters too. A twenty-five year old roof with a bad valley may be worth one more repair. The same roof with granule loss across the whole south face is not. We will give you the number both ways. See roof repair.

Hail and insurance claims

Wind and hail damage often is covered by homeowners insurance. Age and wear is not. We photograph every finding and document interior damage for your insurer, so you have what you need to make a claim if there is one to make. If you think a storm hit your roof, a free roof inspection is the place to start.
