Most of what we do is somebody's house. Tear-off, deck inspection, underlayment, flashing, ventilation and the finished roof — done in days, not weeks, and cleaned up before we leave.
What a full replacement actually involves
A roof is a system, and the shingle is only its top layer. We strip everything down to the deck so we can see what we are building on. Rotten sheathing gets replaced before anything goes over it — on a Utah house that has held a leak for a couple of winters, there is almost always some. Then ice and water shield at the eaves and in every valley, synthetic underlayment across the field, new flashing at every wall, chimney and pipe, and the roof itself over the top.
Why ventilation decides how long it lasts
The most common reason a Utah roof dies early is not the shingle. It is a hot, damp attic cooking it from underneath and shortening its life by years. Intake at the soffit and exhaust at the ridge have to be balanced. We check what you have before we quote, and if it is wrong we tell you, because putting a new roof over bad ventilation is money you will spend twice.
What the week looks like
Most houses are one to three days on the roof. We tarp and protect landscaping before the tear-off starts, keep the site tidy through the day, and run a magnet over the whole property before we leave — twice. You will get a written estimate before anything begins and there will be no surprises added to it unless we open the deck and find something, in which case we show you a photograph and you decide.

Do I really need a full replacement?
Often not. If the field of the roof is sound and the problem is flashing, a valley or ventilation, a repair is the honest answer and it costs a fraction as much. We will tell you which one you have before you spend anything.
How long does a roof last in Utah?
An architectural asphalt roof installed properly, on a well-ventilated attic, is typically good for 20–30 years here. Sun at altitude and the freeze-thaw cycle are harder on a roof than most climates, which is why underlayment and flashing detail matter so much.
Will my insurance cover it?
Sometimes — wind and hail damage often is; age and wear is not. We document what we find with photographs either way, so you have what you need to make the claim if there is one to make.
