Buying, selling, insuring or just unsure. A real inspection with photographs, an honest remaining-life estimate, and a straight answer about whether you need a roof this year.
What we actually look at
The field, the flashing at every penetration and wall, valleys, ridge and eave detail, gutters and drainage, and the attic from underneath — which is where the evidence usually is. Then a remaining-life estimate you can plan around.
Buying, selling or insuring
A roof is one of the biggest numbers in any home transaction and one of the most commonly guessed at. An inspection turns it into a figure. If you are selling, it is also the cheapest way to stop a buyer using the roof to knock the price down.
No obligation, and we mean it
Plenty of inspections end with us telling somebody their roof is fine and to call us in four years. That is a good outcome for both of us.
- Pre-purchase and pre-sale inspections
- Insurance and storm damage documentation
- Remaining service life estimate
- Photographs of every finding
- No obligation to buy anything

The Parts That Decide Whether It Lasts
Underlayment
Ice and water shield at the eaves and valleys, synthetic across the field.
Flashing
Walls, chimneys, skylights and vents. This is where roofs actually leak.
Ventilation
Balanced intake and exhaust, or the attic cooks the roof from underneath.
The deck
We look at what is under the old roof before we build on it.
About Roof Inspections
Do you charge for an inspection?
No. A standard inspection with photographs and a remaining-life estimate is free.
Will you tell me I need a roof when I do not?
No. We are a forty-year-old family company in Orem and we are going to run into you again. That is the whole business model.
While We Are Up There
Find Out What Your Roof Actually Needs.
We will look at it, photograph what we find, and tell you straight whether you need a roof this year or in five. No charge either way.
